They know best what sellers want & also how to protect you as a buyer.⁣ ⁣ Be sure to offer 4-5% (of the home's purchase price) in Earnest Money, showing sellers you are serious & highly qualified.⁣ Earnest Money is also known as "good faith" money and due 1-3 days after your offer is accepted. Think of it as a down payment on your down payment. ⁣ Come to the offer table pre-approved by a local, reputable lender & with a 20% down payment (at least!). Extra credit . . . just in case the home doesn't appraise for the offered price, have reserves available to "close the gap" allowing you to waive the appraisal.⁣ Minimize your offer contingencies by doing your due diligence before making an offer, for example have a pre-inspection, allowing you to waive the inspection contingency.
